1. Reservations & Payment
Booking Requirements: All reservations require a valid payment method at the time of booking. A deposit of 50% of the entire stay is due at booking. The remaining balance is due at the time of check in.
Cancellation Policy: Guests may cancel their reservations up to 48 hours prior to their arrival date to avoid a cancellation penalty. Cancellations made with 48 hours of check in time are not eligible for a refund of the deposit.
Guest Responsibility: Guests are responsible for ensuring that all members of their party comply with these terms throughout their stay.
2. Use of Our Property
Non-Exclusive Use: Juniper Mountain House is a boutique lodge with shared common areas. Guests acknowledge that the lobby, bar & lounge, parlor, firepit deck, hot tub, mountain view deck, and hiking trails are non-exclusive, and other guests may be present in these spaces.
Prohibited Activities: Any illegal activity, excessive noise, property damage, or behavior that disturbs other guests may result in immediate termination of the stay without a refund.
Liability Waiver: Guests assume all risks associated with using the property, including hiking trails, and agree not to hold Juniper Mountain House, LLC liable for personal injury, theft, or loss.
3. Text Messaging & 10DLC Compliance
Mobile Information Protection: No mobile information will be shared with third parties or affiliates for marketing/promotional purposes. All other data categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Opt-In Consent: By submitting your phone number, you authorize Juniper Mountain House, LLC to send you text messages and notifications, including booking confirmations and service updates. Message and data rates may apply. Reply STOP to unsubscribe at any time.
Opt-Out Process: To stop receiving text messages, reply STOP to any message. You may also contact us at [Insert Contact Email] for assistance.
4. Additional Guest Policies
Late Check-Out & Early Check-In: While we will try to accommodate requests, early check-in and late check-out cannot be guaranteed. Check-in is anytime after 2 p.m. We will greet you on arrival, provide a property tour and share door codes. Check-out is by 11 a.m.
Additional Guests & Visitors: Juniper Mountain House is a small property with limited capacity. Non-overnight guests are not allowed without advance notice. Please contact us if you wish to have visitors.
Child Policy: Juniper Mountain House is an adults-only lodge. Exceptions may be made for private whole lodge buyout and weddings.
Pet Policy: We welcome adult dogs in our two lower-level guest rooms (Boxelder and Evergreen). A $25 non-refundable pet fee per pet per stay applies. Guests must clean up after their pets and notify staff of any accidents.
Private Whole Lodge Booking Policy
To book all five rooms, a separate rental agreement must be signed. An online reservation for all five rooms will not be honored without the required agreement. Contact us at info@junipermountainhouse.com for more information.
5. Quiet Hours & Hot Tub Policy: Quiet Hours are from 10:30 p.m. to 8 a.m. Hot Tub Hours are from 8 a.m. to 10:30 p.m.
6. Smoking Policy: Juniper Mountain House is a non-smoking property (including vapor pens, e-cigarettes, and marijuana). A $400 room recovery fee will be charged for violations to cover the cost of restoring guest rooms to a smoke-free condition. Smoking is only allowed in the paved parking lot. For fire safety, please do not dispose of cigarette butts in the woods.
7. Housekeeping & Property Care: We provide housekeeping on a by-request basis.
8. Data Privacy & Security: We collect and process data in accordance with our Privacy Policy.
9. Intellectual Property: All content on our website, including text, images, logos, and trademarks, is the property of Juniper Mountain House, LLC. Content may not be copied, modified, or distributed without our permission.
10. Liability & Disclaimers
Limitation of Liability: Juniper Mountain House, LLC is not responsible for injuries, losses, damages incurred during your stay or unforeseen circumstances such as weather conditions, power outages, or acts of nature.
Force Majeure: We are not responsible for delays or cancellations due to events beyond our control, including natural disasters, government restrictions, or pandemics.
11. Governing Law: These terms are governed by the laws of the State of Colorado. Any disputes shall be resolved in the courts of that jurisdiction.
12. Changes to These Policies: We reserve the right to update these policies at any time. Changes will be posted on our website with the updated effective date.
